Maroubra is the largest suburb in Randwick City Council both by area and population - over 26,000 residents on a stretch of coastline that runs from South Coogee in the north to Malabar in the south, with Maroubra Beach at the centre and Maroubra Junction as the commercial hub. The beach stretches for about a kilometre along Maroubra Bay, has two surf clubs, and was the second Australian beach to be added to the National Surfing Reserve. Mahon Pool at the southern headland is a tidal ocean pool that locals keep largely to themselves. The suburb's reputation as the rough-and-tumble bad boy of the eastern suburbs has been revised substantially over the past decade as families have moved in from Coogee, Bondi, and Randwick, upsizing from apartments to semis and semis to freestanding homes.

The housing stock covers genuine range across the suburb's size. The beachfront and streets closest to the water have apartments and units at significant prices. The established residential streets running west toward Pagewood and south toward Matraville have the mix of brick bungalows and inter-war homes on proper blocks that attracted the family market. Maroubra Junction on Anzac Parade has the Pacific Square shopping centre, supermarkets, and the commercial activity that serves the broader area. The vacancy rate in Maroubra is the lowest on the eastern beaches strip - lower than Bondi, lower than Coogee - which reflects the diversity of the rental demand base: hospital workers from Prince of Wales, UNSW students who want beach access, and long-term residents.

The hilly streetscape in parts of Maroubra - particularly the elevated streets on the headland between Lurline Bay and South Coogee - generates the best views and the most specific access requirements.
