Removalists St Leonards.

One of Sydney's fastest growing suburbs. Moving here needs a plan.

St Leonards is changing faster than almost any other suburb on the North Shore, and the scale of it is hard to overstate. The Pacific Highway corridor between the station and Crows Nest has seen tower after tower rise in recent years - The Landmark at 43 storeys, St Leonards Square with its 527 apartments, and more approved or under construction that will reshape the suburb's skyline again before the decade is out. What was largely a commercial and medical district a decade ago is now one of the densest residential precincts on the Lower North Shore.

All of that density creates a very specific moving environment. The high-rise buildings along the Pacific Highway and around Christie Street operate with the same level of logistical structure as CBD buildings. Goods lift windows need to be pre-booked - sometimes weeks in advance during peak periods. Loading dock access has to be confirmed. Some buildings require a certificate of currency from the removalist before they permit any furniture through the lobby. And the Pacific Highway itself, which carries the weight of all this activity, backs up at predictable times of day that you absolutely do not want to be stuck in with a loaded truck.

Away from the tower zone, the residential streets behind the Pacific Highway - toward Herbert Street Park and the quieter pockets running east - have a completely different character. The older houses and lower-rise apartment buildings that predate the rezoning still make up a meaningful part of the suburb, and they come with their own set of access considerations.

The fastest-changing suburb on the North Shore - and what that means for moving

Jet handles all the pre-move logistics for St Leonards high-rise jobs. He contacts building management to confirm the moving window, books the goods lift, checks the basement height clearance for the truck, and sends through the QBE certificate of currency without waiting to be asked. In buildings where the goods lift is shared with commercial tenants - common in the mixed-use towers along the Pacific Highway - timing matters. The right window is the one before the office deliveries start, not competing with them.

For the older residential streets east of the Pacific Highway, the approach is different. Parking and access are more straightforward, but the older apartment buildings in that part of the suburb often have character lifts with lower weight limits and entries that need protection. We carry floor runners on every job and use them. St Leonards is a suburb in transition - the moving logistics are different on every block, and we plan accordingly.
