Named after Essex by a local landowner whose father was born there - now one of Sydney's busiest transport hubs and a major apartment market.
Epping is a suburb 18 kilometres north-west of the Sydney CBD in the City of Parramatta local government area, sitting at a junction where Northern Sydney and Western Sydney effectively meet. The suburb's name has a specific origin: in 1899 the local name of East Carlingford was replaced with Epping following the suggestion of landowner William Midson (1849-1924), who named it after the town near Epping Forest in Essex, England, where his father was born. The railway station - which had opened on 17 September 1886 as Field of Mars station, then been renamed Carlingford the following year - changed its name to Epping at the same time as the post office. The Wallumettagal Aboriginal people had long occupied the area between the Lane Cove and Parramatta Rivers before European settlement.
Epping's transport credentials are significant even by Sydney standards. The suburb is served by the T1 North Shore and Western Line, the NSW TrainLink Central Coast and Newcastle Line, and the Sydney Metro Northwest, which opened in May 2019 and extended to the CBD in August 2024. This triple-service arrangement makes Epping one of the best-connected outer suburbs in Sydney and has driven substantial high-density residential development around the station precinct. A 54-hectare urban renewal area surrounding the station was approved for mixed residential and commercial development in 2014, providing for buildings of eight to twenty-two storeys within 400 metres of the station and approximately 3,750 additional dwellings within 800 metres. The Seven Network had its headquarters and television production studios in Epping until 2009 - the site is now the Meriton Epping Park residential complex.
The suburb has a population of around 29,500 and a strongly multicultural character - a significant Chinese-Australian and Korean-Australian community has shaped the commercial strip around the station, with Asian grocers, restaurants, and specialty stores making up a large portion of the retail offer. The commercial precinct extends along Oxford Street west from the station and along Rawson Street, with a Coles, an RSL Club, and the Epping Hotel. The residential streets away from the station precinct consist of established family homes from the postwar period, many of which sit on generous blocks that are now being redeveloped as the area's land values have risen consistently with the metro-era accessibility uplift.
The apartment buildings around Epping station - particularly the newer high-rise developments built since the 2014 urban renewal approval - operate with the full strata logistics that any Sydney metro-adjacent tower requires. Lift booking windows, loading dock height restrictions, building manager notifications, and in some cases COI requirements from the removalist's insurer are all standard. Billy handles strata logistics for any Epping apartment move and confirms all building requirements at quoting stage. The loading docks on some of the newer Oxford Street towers have height restrictions that affect truck selection for the job.
The established family home streets in Epping - particularly those west and south of the station precinct, away from the Oxford Street high-rise corridor - are more straightforward to work in. These are postwar homes on standard suburban blocks with off-street driveways and wide residential streets. The M2 Hills Motorway on the northern boundary provides fast freeway access toward the Hills District and the north-west, and Epping Road running east connects to the Pacific Highway and Chatswood. Billy uses both corridors depending on the direction of the move and the time of day.
Epping Road itself is a major arterial carrying significant traffic between Epping and the inner suburbs via Ryde and Meadowbank. Peak-hour flows on this road are heavy in both directions and the Epping Road bridge over the Lane Cove River is a consistent congestion point during commuting hours. For any Epping move that involves a truck on Epping Road during peak hours, Billy adjusts the approach timing. The suburb's position at the junction of the North Shore, Western Sydney, and Hills District road networks makes it one of the more logistics-aware suburbs to move in - which direction you are going from Epping shapes the entire route plan for the day.
We also cover neighbouring Carlingford, Beecroft, Pennant Hills, and North Epping regularly.

"Moved from an Epping apartment in one of the newer towers near the station. Billy had the lift booking sorted, knew the loading dock height, and had everything out in three hours. Excellent."- James and Karen, Epping high-rise apartment move
We price by the hour. The rate depends on crew size, truck size, and access at both addresses. Use the quote form to get a clear estimate, or read our guide on how much removalists cost in Sydney.
Epping is on three rail services - the T1, the NSW TrainLink intercity line, and the Sydney Metro Northwest. The M2 motorway is on the northern boundary and Epping Road connects east toward the Pacific Highway. This means moves from Epping to virtually any part of Sydney have a direct route option. The road access is genuinely good but peak-hour flows on Epping Road and the M2 peak warrant timing consideration.
