Zetland sits 4 kilometres south of the Sydney CBD in the City of Sydney local government area, at the heart of the Green Square urban renewal precinct. The suburb is bounded by Epsom Road to the south, South Dowling Street and the Eastern Distributor to the east, O'Dea Avenue to the north, and Botany Road to the west.
