I grew up on the Northern Beaches and I have been helping people move in and out of it for years. I have moved young couples from Manly apartments to Freshwater houses, families from the Eastern Suburbs and Inner West chasing more space and better schools, people coming from the North Shore for the beach lifestyle, and plenty heading interstate in both directions.
The Northern Beaches has a pull that is hard to explain until you live there. But if you are thinking about making the move, there is a lot worth knowing before you commit - the suburb differences, the commute reality, what the property market looks like, and what the move itself actually involves.
What the Northern Beaches actually is
The Northern Beaches is not one suburb. It is a peninsula stretching from Manly in the south to Palm Beach in the north - about 30 kilometres of coastline with very different suburbs and very different price points along the way.
Understanding which part of the peninsula suits you is the first decision to make.
The southern end - Manly, Freshwater, Queenscliff, Curl Curl
Manly is the most connected suburb on the Northern Beaches. The Manly Ferry to Circular Quay takes about 30 minutes and is genuinely one of the best commutes in Sydney. The B-Line bus runs frequently to the city from Manly and Freshwater. Property here commands a premium - you are paying for the ferry, the beach, and the village atmosphere on the Corso.
Freshwater and Curl Curl sit just above Manly and offer similar lifestyle with slightly more space and slightly lower prices. Both have strong communities, good local schools, and the same beach access. These are popular with young families who want the Northern Beaches lifestyle without paying Manly prices for it.
The middle - Dee Why, Narrabeen, Collaroy, Brookvale
Dee Why has grown significantly in the past decade with new apartment developments along the main strip. It is one of the more affordable entry points to the Northern Beaches and has good transport links via Pittwater Road. Narrabeen and Collaroy sit on the lagoon and are popular with families who want more space at a more manageable price point.
Brookvale is the commercial and light industrial hub of the Northern Beaches - less of a lifestyle suburb but well-located and genuinely affordable by Northern Beaches standards. Westfield Warringah Mall is here, which draws people from across the peninsula for shopping and services.
The upper peninsula - Mona Vale, Newport, Avalon, Palm Beach
This is where the Northern Beaches really opens up. Larger blocks, quieter streets, a pace of life that feels genuinely different from Sydney. Property here ranges from established family homes to prestige waterfront properties at Newport and Palm Beach. Avalon in particular has one of the strongest community identities of any Sydney suburb - the kind of place people move to and never leave.
The trade-off is the commute. From Mona Vale to the CBD is reliably 45 minutes to an hour by car, longer in peak hour. Public transport exists but is not as frequent as the lower beaches. If you work in the city and are considering the upper peninsula, factor this in seriously - it is a beautiful commute on a clear day and a frustrating one when Mona Vale Road is banked up.
Schools
This is one of the most common reasons families move to the Northern Beaches. The public school system here is strong, particularly at the secondary level.
Manly Selective Campus is one of the top selective high schools in NSW. Northern Beaches Secondary College has several campuses across the peninsula including Freshwater Senior and Cromer. Forest High in Frenchs Forest is well-regarded. On the private side, Pittwater House and St Augustine's College in Brookvale draw from across the peninsula.
Primary school catchments vary by suburb, so if a specific school is the reason for the move it is worth confirming the catchment address before you sign a lease or exchange contracts.
Property types and what to expect
The Northern Beaches has a wider range of property types than most people expect. At the southern end it is predominantly apartments and units, particularly in Manly and Dee Why. Moving up the peninsula the proportion of freestanding homes increases. By the time you reach Newport and Avalon it is mostly houses on generous blocks.
This matters for the move itself. Beachside apartments often have no dedicated loading area and lifts in the older buildings are small or non-existent. Freestanding homes on the upper peninsula often have steep driveways or elevated access. Both require different planning.
What the move itself involves
This is where I can give you detail that most people do not think about until the day.
Moving to a Northern Beaches property requires more planning than a typical inner-city or North Shore move. The closer to the beach you are, the tighter the parking. Beach parking competes with residents and day-trippers at almost any time of day. A removalist who arrives without a plan for where to position the truck will cost you time and money while they figure it out.
The elevated properties in Balgowlah Heights, Seaforth, and parts of Avalon have driveways that can be genuinely steep. Some streets in the upper peninsula are narrow enough that a large truck needs specific positioning to load and unload safely. None of this is a problem for a removalist who knows the area - but it is a real problem for one who has never been there before.
Be upfront with your removalist when you book. Tell them about the parking situation, the driveway, the lift access, any long carries from the door to where the truck can park. The more they know before the day, the better the day goes. A removalist who has not asked you any of these questions before arriving is not properly prepared.
